貌似没有必要买。不知道这种first owner的房子，land有没有前任owner的说法？

找钢琴老师最关键的是她本身的是否从小学琴并且接受正规训练，而且最好是教育背景
而非演奏专业，这样在教学中更能根据学生的发展因材施教，运用最合理的教学法。学
历和学位本身也是衡量该教师能力的标准，但不是绝对。如果教小朋友，一定要耐心并
且招小朋友喜欢的类型才好。

我买的是新房,agent说可以不买那个owner's title insurance,可以省900多刀.不过我
的mortgage company说>90%的人会买那个.

lender's title insurance $738.70
title exam/binder/title search $270
owner's title insurance $961.82
费用合理吗?lender's title insurance and owner's title insurance都是必需的吗?
尤其是后者,新房也需要吗?谢谢

LTI 不该你付，是lender的费用
不知道你房子的情况，不好说多少。多找几个银行做quote，比较一下费用

一般房子的title比较简单的话，owner's title insurance用不了多少钱的。如果一开
始不买的话，日后refi的时候似乎要多付几百刀做个什么，具体是做什么不太清楚，
title 公司的人给我讲过一次，俺没记清楚。

and is a borrower paid fee. Owner's fee is optional but highly recommended.

据说owner's title insurance 偿付率只有4-5%，想比汽车保险的85%，和life
insurance的40%，简直是微不足道，所以可见不买也没什么问题。

title insurance还是买吧。俺们这儿有个人买了新房后builder破产，盖房子的
contractor们没有收到builder的付款，林林总总往房子上面加了十几个lien，要是没
有title insurance的话，哭都没地方哭去。

虽然是新房，但是万一builder那出来问题，land和房子上有lien，那就麻烦了。
