怎么办?刚交了定金
怕买了这个便宜的过两天又出来个10% OFF的
现在银行是一个星期放一个炸弹

short sale的listing price不见得是最后成交价。我们刚买了个short sale的,最后
实际上比要价高。

1. "listing price" is not the same as final "sale price". final price
could be higher/lower than listing. many short sellers try to lure more
prospective buyers and thus put out way below mkt price. but bank may not
approve.
2. each house is unique--thus price differently for sure. maybe yours has
better location, interior, etc.
3. buyer's goal can't be to buy at the absolute lowest price. rather buy
the one you feel you "ought to own", buy the one you feel good about at a
reasonable mkt price. paying slightly more or less doesn't matter much for
the longer run. even buying at the relatively low price is more like draw
of luck...

是COUNTER OFFER 还是BID WAR? 是不是可能买不到?

there's no fix time that a short sale can be "approved" (then another 30-45
days to close)--or may not be approved at the end.
the length of time really depends on
1. how many lenders on the prop--1st vs 2nd mtg vs equity line. obviously
one lender should be the most efficient. multiple lenders require multiple
lenders approval (all of them whom may have diff interest in the prop). if
one disapproves, then no deal.
2. price--if buyer offers a price that's not too much (varies from local mkt
to mkt) below fair mkt, lender tends to move faster.
3. lender may come back w/ counters--on price and other terms.
4. seller usually selects one offer to pass on to lender for approval.
there may be a "bidding war" during the selection process if the prop is "
hot" :p
5. to speed up the short sale approval process, communicate w/ seller/agent.
streamline your requirements. factor as much negatives (of course
acceptable to you) into price as possible. i.e. disc on price to compensate
on possible repairs. banks tend to process "clean" offers faster
there's no guarantee on short sale--i had one client fought w/ banks for 9
months before giving up. so do prepare for that.
