floor plan vs. lot size# Living

有两个房子，其中一个呢lot size 在自己喜欢的范围内（大些），但是floor plan呢
，不够open，在dining room and living room之间有半人高的装饰墙；这个装饰墙也
使得从门口进来的以小段走廊显得有些窄。
另外一个房子了，比较喜欢floor plan，完全open(One great room for Kitchen,
living room, and dining room)；但是lot size太小了（比第一个房子小接近
3000sqft)。
我喜欢稍微大一点的lot的原因是想在后院种两棵果树，而不用担心树叶子会跑到别人
家的院子里去。
想听一下大家的意见，就是在选房子的时候，看这个floor plan多些，还是lot size多
些。

floor plan不好可以改,只要不是承重墙,就可以去掉

感谢大家的意见，
我也这么想过。
Lot size太小是无论如何都改变不了的（除非把隔壁的lot买下来）。
但是那个装饰墙呢以后可以打掉，因为那个装饰墙确实不是承重的。
不过呢，那个装饰墙和dining room的地面和天花板是结合在一起设计的。这样看起来
比较elegant，但是如果要打掉这个装饰墙呢，就是牵一发而动全身。也就是说如果打
掉这个墙，对应的dining room的天花板要重新整理，对应的地面的tile要重新铺过，
所以应该是不小的工程。估计得要10K的预算。所以我就一直很为这个纠结。所以如果
要买的话，我估计在短期内自己也就是live with it。不可能做这么大的改动。
说实话呢，我第一次看这个房子的时候觉得这个floor plan不太喜欢，现在倒也接收了。
但接下来的问题就是如果以后要卖掉这个房子，大家还是看floor plan的多啊。这样以
后就不好卖。

sounds like you have at least an acre of land... unless you plan on using
it, smaller lot could mean less maintenance and less money. :p
I suppose you'll spend much more time indoor than outdoor--maybe floor plan
is more important?

我现在的lot就还算大，我还嫌小。一般lot大了草坪要求也就没那么高了，不需要搞得那么绿油油，杂草全无。差不多就行了，maintenance也就没那么demanding。
我现在很想要一个几acre的lot。

Yes some people do like bigger lot.
But well, I even do not plan to have grass landscape...That's too hard to
maintain. Really do not have that much time. I just want to put two trees in
my back yard.:)
I think I will go for the one with better floor plan and smaller lot.
Anyway, nothing is perfect.

得那么绿油油，杂草全无。差不多就行了，maintenance也就没那么demanding。

Depending on how big the lot is. There is not much difference between 1acre
vs. 1 acre +3000sq, but I can see 11000 sq is better than 8000 sq.

These two lots are of much smaller lot size.
One with 8300 and the other is 5450

I'd go for big lot. 5k lot doesn't feel like a SFH.

打掉这个墙，对应的天花板不一定要重整，可以在天花板上留1feet的隔断，这样天花
板还是两个独立空间。
地面也不一定要重整，交界处加个molding.

Sigh...
So hard to decide...:(
I also think 5000sqft is too little...
If I do not redo the floor by making the tile link better, it will look
ugly.

还是floorplan重要。
原来看房子觉得lot越大越好，可以自己种菜种花，
这几天应付起来就觉得lawn还是挺费精力和money的，浇水剪草，施肥除虫，花样太多。
所以我们选的lot虽然偏小，现在也觉得够大了。
可能住进来之前的向往和亲身感受还是不太一样。
树叶的事情其实和邻里搞好关系，人家complain你就赶紧收拾就没事的。
反而还是大家聊天的一个机会。避免老死不相往来。
种果树的事情，就不太清楚了，
只是知道，种好也不容易，树木长得慢，长大了自己能不能受益到，还是又搬家了都难
说啊。

xianger: 我用sqft说lot，是因为这个lot实在是太小了。
虽然我个人还是喜欢大的lot.
最好能种很多的树（对树情有独钟），而且最好是以后大树上还可以荡秋千的那种。:)
不过现实情况看来是不允许的。就看看公园里的树吧。
基于本人工作太忙和不是很勤奋两个原因呢。
所以就买这个小lot的了。
再次感谢大家的意见。

我也有对树的偏好，所以找房的时候一般不看新区新房那些树都才种下的地方。
15年左右的小区，房子不算旧，院子里一般都有1-2棵已经长大的树。荡秋千足够了。
夏天给房子遮阳，平时散步空气也好，隔音效果也好。
