is it a requirement by lender or broker? if the customer wants, i don't see the reason.

同样的利率肯定不可以,要低到0.25%才值得做.

是的,具体要看哪个银行,这个benefit calculation每个银行的要求不一样.具体还是问
问Broker比较好.

从lender的角度来说，需要对borrower有material benefit,其中rate降低0.25%就是其
中一个哟
