我们自己的buyer agent最近有listing上市，是我们想看得小区，据她说房子挺好的，
价钱告诉我了（但是还没正式上市），在那个小区里算贵的，这种情况我们需要注意什
么，是不是有些事情要丑话说在前。
请大家提提建议，我们第一次买房，没什么概念，这种情况要注意什么，谢谢大家

dual agent，这个就要看ａｇｅｎｔ本身的职业操守了，他必须对双方的信息都保密，
The dual agent cannot advise on home price nor terms nor negotiate on anyone
's behalf.

if you like the house and want it, use her as your agent (she will be a duel
agent in that case). she can tell you whether there's offer or not, but can
not tell you anything more than that. you also can find another agent for
you unless you have signed some agreement with her already.

我觉得ok,因为最后的决定权在你自己手中.所以看一下也无妨.就是自己要多做
research,把contract的每个字都要弄懂,不要随便签自己不懂的东西.

丑话说在前头也没用
关键是代理有无职业道德
最关键还是自己有点这方面的知识
俺买也是丑话说在前头,结果还让代里有所防备.如同吃了个苍蝇.

Sometimes you can have better chances if you use dual agent.
But you need to do your own homework on the price and STICK to it.
If your offer is the same or little lower than others, the agent will push
yours along. You can even get some credit/rebate from dual-agent as he will
earn double commission from your deal.
I have three friends bought their house with dual agent in South CA, all
good experience.
