一个旧房子现在被房主租出去了，中介说，租户会在closing时候搬出来。
可是home inspection之后，租户仍然住在里面，中介让我take this risk，我觉得这
个risk太大了。
我是不是应该要求home insepction之后，房子就空出来？
第一次买房子，新手，很迷茫，请大家帮忙。谢了。

房子不是你的, 你當然不能要求inspection完讓租客搬走.
的確是要等到房子close那天.

这取决于本地法律。像我以前待的一个城市，房主不能随意驱赶租户，要经过法庭。而
且上庭要等到通知租户离开3个月后。租户如果操蛋，不仅拖着不走，还会破坏屋子来
泄愤，这个麻烦很大。你这个事情可大可小，我感觉取决于租户是否操蛋。

我觉得可以和对方商量一个时间，如果这个时间内租户不搬出去，你可以中止合同。你
和你的律师商量一下，在文件里加这个东西。

Normally, they are protected by the lease. You cannot force them out unless:
1. The lease expires
2. They would like to move out.
Your agent should know this pretty well. If he/she said: take risk, he/she
is not responsible. It is his/her responsibility to find out the details
about this!

租户看上去还好。房主可以和租户商量，让他们在closing的时候搬出来。但使我担心
，在home inspection之后到closing这一段时间，万一什么搞坏了，不是我倒霉吗？所
以我希望 home inspection之后租户就搬出来，但是房主可能不想损失这一段时间的房钱

有些州是这样的。即使没钱付房租也不能随便赶人走。

好吧，如果我不这样要求，万一什么东西搞坏了，我该怎么办？
或者closing之前几天再home inspection?

最后不还有walk through吗
租户如果还是良民，应该还好

The final walk through just makes sure it is similar to condition when the
inspection was conducted. Before the property title is transferred to you,
you are just prospective buyer,not home owner yet.
