conforming loan的no cost refi都做不到比3.25% 更低，楼主的high balance能拿到

利率降个不停啊，才几天，就从3.25到3.0了，15年的要破3了

PF对HB还是有point hit, conforming 没问题

按目前的rate，LZ不像是从PF拿到的这个rate。
