需要修理的地方 ：
The tearing out and replacement of two ceilings (the sun room approx. 14X8,
and the bathroom approx. 8X8) each open area will have its insulation
replaced before replacing of the drywall. Each area will then be taped
blocked and skimmed to be made ready for paint. Ceilings will be painted
back white.

The skylight in the kitchen will repaired by having the needed drywall tape
tore out as well as small sections of drywall where needed, areas will
receive the same three coat system and will be repainted to match as closely
as possible.
天窗是要换掉部分石膏板么？
The back bedroom ceiling will be cutout and repaired approx. 10X2ft and will
also receive the three coat system/painting to be matched as close as
possible. The front bedroom will also have an area tore out approx. 11X2ft
with the same procedures as outlined previously.
卧室2处要换掉天花板
The living room has two areas for repair one is approx. 10X2 the other is
2X6ft both to receive the same treatments as outlined previously with the
painting to be matched as closely as possible(A 100% color match is NOT
guaranteed).
客厅两处天花板要换掉重新上漆

脱落的drywall 要更换并上漆三层（primer,1,2)更换灰板同时加些保暖的棉垫，主要
工艺是要tap，你自己没做过还是请人做，毕竟这是当眼的位置

mostly labor, materials are cheap. I don't think it's a one man diy work,
so you may have to use contractor
