第一次inspection发现水管破裂，纠缠了很久，才修好，十天后再有机会安排
inspection,结果发现，gas 还是没有开通（因为煤气公司之前试图开通，却no
working appliance）...我们申请延期（这是listing agent 主动提出让我们签的），
等我们签了，他却说，银行不允许再延期，没有办法，只好取消purchase. 于是，
listing agent发过来取消合同，理由是“buy is not able to complete inspection
”，本来是他们一直不能让房子ready for inspection，现在变成是我们的错了！！！！我们要求他改成“buyer is not satisfied with the inspection”，他说不能改，是银行fannie mae规定了的!!!
如果我们签了，是不是earnest money拿不到了呢？？？？
请懂行的xdjm指路！！！非常感谢！！！！

真是无法无天了，你不要怕，义正言辞地要deposit，理由“buyer planned to have inspection, but unable to do it since the seller doesn't provide neccassery access for inspection”威胁告到 Board.
下次自己找个agent吧。你让这个agent做了一些他分外的事，他想报仇吧。

在签之前要他们书面承诺退回earnest money。如果请了律师，就请律师出具建议。

这时候最好找个律师，由他出面帮你写封信，说seller was unable to get the home
ready for regular inspection，反正你买房总需要有个律师帮你。你自己写其实也还
可以。你顺便给他一个期限，说如果在五天之内没有看到你的refund，你要告，同时列
一下你为了买那个房子的所有损失，包括你的inspection fee之类。。。
在给那个agent写email的同时，cc它的broker。
银行Fannie Mae规定之类没有听说过，应该是瞎扯。
如果你按照那个鬼agent说的签了，按照大多数合同的规定，是你自己breach contract
，就算他愿意给你钱，冤枉气都把人气死了。

是啊，我们买房子的时候，没有请律师。现在必须要找个律师了。。。
他们是个专门卖银行屋的小公司，他的broker是谁啊？我们怎么能够知道？

你骂我笨得无可救药，又骂我粗俗没资格待在文明的美国，我就骂了你一句泼妇让你的
小孩和妈妈觉得丢脸，你就去board投诉要他们封我id，去投诉也罢了，还好意思删掉
了自己撒泼的帖子来bias站务的判断。。。
你就没有办法let it go，哎～～～
我就是很反感你们房产中介这个行业，你捍卫你的，但是我难道连反感的权力都没有么？
我反感的是这个行业本身又不是中介个人。FWIW，我很尊敬我的agent，也乐意推荐给
别人。。

my guess is that you will be fine for getting your EM back since it's not
you who want to cancel the transaction, but the seller. I may be wrong, but
normally buyer will get the EM back if the seller is canceling the deal. as
for the wording, you are unable to do the inspection which is true and for
which the bank's statement is not too wrong. if you are the one who want to
cancel the deal based on inspection, you then should use the wording "not
satisfied", but it's not the case in here. why don't you ask the agent for
the release of EM form signed by the seller's rep? if you can get that, you
have no problem here.

因为银行不给延期，所以才不得不取消，但这个取消，是我们被逼提出来的。
我把他列出来的理由给划掉了，写上了我自己的理由 buyer is not satisfied with inspection（后面签了名），发给他了。
这样行吗？
