菜鸟一个要买short sale 的房子，想问一下大家：
1。short sale 的房子可以讨价返价吗？
2。是不是每个Agent 都可以代理买short sale 的房子，还是说像forclousure 的房子
那样不是每个AGENT 都可以代理买的？
3。买short sale的房子需要注意什么？

你可以给个低的价格，bank可能接受，也可能拒绝
2。是不是每个Agent 都可以代理买short sale 的房子，还是说像forclousure 的房子

你可以问你的agent呀

不知道，我是看着房子的condition不错，location不错，就下offer了，同时还在找房
子，我们州short sale处理时间平均一年

For Pre-Approved the price, process is faster if you offer price is =
listing price. Otherwise it will start a new negotiation for all parties
again. it will take a long time if there are 2 or more lenders.

就是几个bank或者broker借钱给seller，我的那个是三个借钱，但是也很快，两个月不
到就approve，bank还给了50天时间close

short sale mostly sold as is. so bargain.... plz. I would start off with 50g
less
So. CA close in 6 months. if seller has more lender banks may take even
longer. Banks do not like buyer reduce offer after they have accepted your
offer later. so give a reasonable offer.
most agent can do short sales now. since everything on the mkt are short
sales. hehe
