标准的合同里有以下内容，
Buyer shall provide seller evidence of written approval of this mortgage, or
reasonably satisfactory proof of financial ability to close by “xx/xx/2012
” (the “Mortgage Commitment Deadline”) or seller can cancel the contract
at seller’s option by written notice as provided for herein.
我填写的日期是6月25号，也就是合同sign后的四周，我(buyer)必须提供commitment
letter给seller，目前有点delay在home inspection阶段，我的问题是，
1. 正常时，从递交mortgage application到获得commitment letter大概需要多长时间
；如上也提到“or reasonably satisfactory proof of financial ability to close
”，这个一般是什么？
2. 如果我不得不推迟几天才能获得commitment letter，那seller有权利取消合同并且
拿走我的earnest money吗？

You need do mortgage application now, approval date will depend on bank and
your situation. 2 to 3
Weeks are normal.
Seller usually won't cancel the deal because several days delay on mortgage
approval, but if you have a super deal and higher offer comes after your
contact, seller can legally withdraw and accept higher offer
