房子的阁楼发现霉，面积不大，INSPECTOR说可以花几百块找HANDYMAN，或一千找除霉
公司。应该是浴室通风不好造成的。问题严重吗？一定要退出吗？

要求卖家雇专业公司除霉，并留下收据。或者credit你2000刀。不要找什么旱地慢。

It's hard to ask credit from bank. It's a short sale and the price is 10%
below market price

是的，很多欧美白人、黑人非常在乎这个。虽然如果霉菌只是很少的一点点并且很快清
除干净了并无大碍，但如果你见过专业公司如何清理哪怕是一点点儿霉菌时的谨慎劲、
认真劲、全面劲，你就明白了。

你可以自己选择不说，只要买方没问也没有人能拿出证据举报。事实也确实是很多人这
么干的。

你这是吓人了. 我卖过几个有霉的房子，其中只有两个被要求专业除霉，都是lender
搞的，其中一个还是政府补贴那种。

我是卖主, 掏钱的倒霉蛋， ok?他们一般会先写一个protocol, 然后，用专业的机器,
化学药剂，封存affected area, run air scupper for a few days. I did not know
what they wore as I did not watch how they did the work at all. What I care
is the clearance of air quality test so buyer can get the damn loan.lol
one was in crawl space and the other was in a basement room. .

find and fix the root cause of mold is veli important. it might be as big as
roof replacement or as little as bad ventilation.

My agent said if the mold is just a history problem and have been fixed long
time ago then I don't need disclose it when I sell the house.

absolutely. google or go to your state's website to find licensed
contractors. They will write you a proposal/protocol as for how to remediate
the issue and the associated cost. They will need to furnish clearance in
the form of an air quality test or some other ways.

哦，原来是你自己卖房啊。主要是很少有人像你一样已经卖过好多次房子了。光几次卖
