Refurbished warranty 长短一般不好说,看上一个买家什么时候激活的,到你手里通
常不到一年了。因此用amex double后延多久也不好说。照理延不了一年。

官網買的翻新機的話,其實保修政策跟全新機是一樣的。
所以 AMEX 有一年延保

会降很多... 另外, 现在15年FIXED的RATE 也就2.75%上下吧?

find title insurance calculator. The title service charge could be

townhouse as I think yours maybe because of the the home insurance amount,
it is less needed. but $750 may include all the services of survey like
putting permanent marks at the points. $$$$$

most lender requires about 3 months tax. So this part is fine $$$$$$

这个还真不好说,根据amex或者其他cc的term,refurbish的情况是不cover的。所以最
后看是否能cover,得看收据或者发票上是否会出现refurbish,出现了那就不可能被
cover了。

With due respect, I disagree. Escrow is what you have to pay sooner or
later. usually you pay one months full payment, and remaining balance of tax
for the quarter (either debit or credit to seller), one year condo fee (or
whatever HOA says it is. sometime if seller has already paid, you need to
give credit to seller). You need to pay one year home insurance. So Escrow
is not a pure cost for closing.
Title has two parts, Title insurance and title service. In NJ, and you need
to check your local law, that title insurance is based on the transaction
amount and it is fixed. It is the title service that you can shop and
service charges will vary among title company, but most of them charge quite
similar amount. So by closing, these items amount will not decrease a lot.
The escrow may but if you don't pay by closing, you still need to pay down
the road.

你的有些项目比我的closing cost便宜,我们是escow account+ title insurance
2000左右。apprasial fee 500。没有survey。与title有关的好像都在这2000里面了。
也没有origination charge。
我咨询的7/1arm rate比你高,但不到3%。
