注解: Lender Credit $ 8,875是New Lender 在债券市场上买到的Whole Sale Loan
和贷给Borrower 的Retail Loan 之间的差价。这是用来Cover Refinance 里 Closing
Cost 的(所以对Borrower 来说看起来是No Cost)。 这其中的$7680 Origination
Fee 是付给Loan Broker 用来cover Lender 估计的Closing Cost (各种杂费)。 剩
下的 $ 1095 是Lender 还给Borrower 的Rebate , 是Borrower的钱。Escrow 公司会
把这笔钱用来支付Closing Cost。 但Lender应该把这$1095当作Borrower 的Cost ,并
在退Broker Rebate 时还给Borrower 。
小心有些Loan Broker 在拿了那$7680 的Origination Fee, 又把$1095的Lender
Rebate 划进他/她的钱包。
如果你的Loan-to-Value Ratio (L/V)在锁利息时是>75%, 而Appraisal之后变成<75%
, 你可以从Lender那里拿到更多的Credit (一般是Loan 的0.25%-0.5% )。 如果
Appraisal之前你是 No Cost Refinancing, Appraisal 之后你就可以拿回一笔钱了。
