本来今天要lock, 以为还可以拿到3.8% (我朋友上周末lock的3.8%，打电话让我们也赶紧
)，刚刚lg来电话说，我们的30-year fixed rate 也从3周前的 3.6% 长到4.1%了。
我和lg 决定arm了。其实contract上写，如果超过4.0%我们可以直接work away了。呵
呵。

确实，之前的房子是6.0%。不过arm 现在才3.1%, fix 7年，到时候再refiance一下。

住10年吧，肯定过几年要refinance.

是啊,就在banker的办公室里,向ld汇报的工夫,rate就跳了三跳.
ld当即拍板,lock了5-year ARM.

是的，最近是涨了不少，等回落了再refi吧。

but how do we know in 5 years the refinance rate for arm or 15 yrs would be
lower than current 30yr rate, say 4.0%?

你也忘记refinance 可以加入更多principle了，很多refinance不主要是为了降利率，
而是为了加principle. 比如你房子40万，贷32万，双收入家庭每年如果存3万，7年21
万，refinance的时候就几乎可以还清了。

难道说不refi就不能提前还本金了？

今天利率变差二次，ARM 变化幅度还算小。

stupid chinese pay out more through refinance.
when housing market crashes, white people turn the key to the bank; Chinese
hold on.
Note, you never can pay off the debt for the house, you will never 100% own
the house.
Why? property tax, etc.
Hence, the equity in the house should not be more than 30% of the house
value
