现在离close还有15天（12）个工作日(6月21日close)，现在这个lender没有从中国的
银行得到父母gift的经验，交上去将近10天了还是要这要那，填了gift letter等等一
系列内容，loan agent说他第一次处理从中国来的gift, 我们很担心loan能不能如期

有个华人的lender似乎比较有经验，但是现在我们不确定是不是应该换lender？现在换
lender是不是太晚了

并不是每天都有可约的时间段，你需要点击右箭头看下一周或下下周。
另外，试一下点击页面上显示的每一天，如果有空缺，就会给具体时间段，然后选择。

You will not have enough time to switch to the new lender if you only have
15 days which including the two weekends.
I don't know what exact doc lender request from you. Gift money is very
easy to deal with as long as your agent know what he need to prepare. Gift
letter is the MUST for the gift money, which should be submitted on day one
with your loan application. if you already provided all the docs lender
request, I would suggest you to wait rather than switching to different
lender, unless lender request you to submit some mission impossible
documentations such as the donor's one month bank statement OR the paper
trail for the transaction from donor's account.
Ask your agent to check the current status and what necessary documentation
lender need so you will have an idea if you need to continue.

是哪个lender, 应该没什么问题.
不过还是尽量避免这种从国内来的gift. 不光是agent的问题, 如果一个新的
underwriter不熟悉lender的policy, 也会slow down这个process.
在看房的时候就应该为loan做准备. 可以避免很多的pressure.

看 Lender 的 Guideline，主要是 Underwriter，我知道一个 Lender 的 Guideline
对 Gift Fund 要求：“Evidence of the donor's ability to provide funds, with
90 day sourcing and seasoning must be provided.”，这个对国内汇款就很麻烦了
，要求 3 个月银行对账单加翻译。

这个underwriter正是要求的这些missing impossible,中国银行的还要父母的
bankstatement，所以我就不信任这个lender了

which lender are you using right now? Your agent should know about the gift
money policy for this lender. Even the Freddie mac/Freddie mae dont
request the donor's ability to give, I am wondering this must be from this
lender's own policy.
If in this case, you have to switch to other lender ASAP ( assuming you can
not provide the document)

这种 gift money的情况怎么提前准备？是提前三个月汇入自己在美国银行帐号＋gift
letter吗？以前听说可以直接汇入Escort 帐号，不知道这样是不是对贷款有利些？
如果想避免这种麻烦,是不是可以等最新的statement出来,上面看不到亲戚的的那笔钱
这样银行就不会要求提供gift letter了.
gift money要报税吗？
