关键还是老墨多吧,另外德州的房子yard一般都很小,成片开发,价格也能下来。
从建筑本身来说,没有地下室,气候干燥,保暖要求不高,又不需要砍树,找到一块地
,直接堆土上slab了,这些都可以降低成本吧。
但是,德州的地产税真的不算高,东北才叫变态。

but how much it can be sold.
If you buy a 'cheaper' house at TX in $200k,
and sell it at $202K, it is still not better
than an expensive house you buy in other states in $700k
but sell it at $720k.
everyone complains of high price of a house,

A house's value is decided by its sale price, not buying price.
When you buy cheaply, you will normally sell cheaply.
When you buy expensively, you will earn a lot because you will sell
expensively.

I don't know why people think Texas is so cheap. They're not calculating all
the costs into their assumptions -- like high our property taxes and
insurance. They must see the stats on city-data, which I believe are
somewhat misleading.
Sure the suburbs appear cheaper, but they're not any place I would want to
live. I'd rather pay twice as much to live a couple miles closer to downtown
. The commute and the ability to use mass-transit in Dallas far exceeds
living out in a cow patch 60 miles away.
Dallasites have seen the cycles for years. People move to new house next to
cow patch. New people move in and build in cow patch. Then the next wave
comes and does it again. Maybe somebody builds a strip center with a Chili's
in between. The houses don't appreciate in value because the reason they
were attractive in the first place is because they were new. Then they get
to drive 2 hours to work and return to their shoddily built castle next to
the trailer park (that they don't show you on all the city-data stats). The
schools may have good scores. But that's because of the absence of really
low performing students and the newer school districts that can be drawn to
exclude potential students they don't want to bother teaching. The big city
districts then have more work to do, educating the students that everyone
else turns their backs on.
People who have lived here all their lives choose to live closer in, where
it is more expensive. But that's the thing. You're going to get what you pay
for. There is a reason that that house is $200,000, when there are similar
houses in the same metro areas that are $1,000,000.

都说德州地产税率高,其实德州20万的房子相当于加州80万的房子,两者每年交的地产
税钱都差不多,但是德州人背的债少多了,多余的钱干什么不好?
省下的60万如果买投资屋,每年毛收入有7万,现金流巨好,根本不怕房价大迭。

你不就是想说你加州的房子将来涨的多么?
第一,未必。可能涨得多的地方就可能跌的多。这个没问题吧?前几年的房价历史充分
体现了这点。
第二, 又不是买股票,这是用来住的,我花比你少的多的钱享受了比你好的多的房子,
