Congratulations! You should be receiving the disclosure package in
the mail soon. This package will need to be signed and mailed back as
soon as possible. Please keep in mind that this is simply a snapshot of
how we submitted the loan to underwriting and does not bind you to
one specific rate, sales price, loan amount or loan program. You and
I will be able to discuss numerous options available to you as we move
forward. By law we must disclose immediately after submitting the
loan to underwriting and we must show that you received the
disclosures by getting the signed ones back.

这是pre-qualify. Builder喜欢用自己preferred lender作pre-qualify. 然后你可以
自己找别人作贷款

问了loan agent,说这是actual approval letter
This is a actual approval, not a pre-qualification. Per the contract
with the builder, we must get an actual approval. You will not have
to re-apply but as we get closer to closing, we will have to pull new
credit and collect updated documents (paystubs, bank statements, etc;).
现在这种情况到时还能换lender么?
但是closing fee太高,原来天真的想builder给的rebate能cover closing cost并还剩点
发现还不够,
loan amount 360k (80% LTV), 30 years, initial interest rate 4.875% (为啥比版
上的高那么多?) total closing cost $8031$ plus prepaid 3541$
GFE A - 4740$
B - 6265$
其中A - (1) 11940$ (为啥这么高?)
(2) receive a credit of $7200 for this interest rate of 4.875%
其中B - $6265
(3) required service we select 720$
appraisal 450$; cc report 65$; flood $25; tax service $80;
lender inspection $100
(4) title service + lender titile insurance $915
(5) owner title insurance $677
(6) servey fee $225
(7) government recording fee $127
(8) transfer tax $60
(9)initial deposit for your escrow account $2010 (这个是不是可以不要
?)
(10)daily interest charges for 15 days, $721
(11) hazard insurance $810

4.875%,360K, 7200 credit,所以是2 pt,相当于buy up 了0.375%-0.5%的样子,真
实的利率可能在4.375%-4.5%无任何credit。origination fee很高。
B里面的收费还合理吧。escrow不选利率更高。
不过new build是要利率高一点,所以这个还是请专业人士来回答你吧。

loan agent还给了一个fee list,
这个list比 GFE上靠谱点,就是rate靠谱,
他说因为离closing还有几个月,所以先预留了1 rate point
所以去掉那个,closing cost是$8031-3600 = $4431 还算不太离谱。
但是rate肯定很差,4.875%还是initial interest rate, 8/9 quota的

锁利率一般很少可以超过三个月,即使有,也不便宜。

问一下,一般是不是30 days lock 免费的?
要收钱的话,一般收多少?
今天问一个agent, 是带60天lock的, 4.5% APR
还有refinance买房过后多久才能做?
是不是一般6天月? 也就是说在第4-5个月的时候就可以开始申请,lock interest
rate等6个月的时候close?
