大问题：
roof没换过、2楼主卧卫生间马桶有leak
AC 10+ years，Furnace 20+years。
请教大家如果更换各自要多少钱？该如何跟屋主讲价？
初次买房，毫无头绪，有buyer agent。谢谢大家
inspection列出来的主要的问题：
Furnace burners did not operate properly.
Furnace没换过，要来回几次才能打火。
A/C operating outside the proper temperature differential.
这个不太懂
Shingle tabs missing and possible hail damage. Hole in a roof vent.
Leaking and wood deterioration at the garage wall adjacent to the stoop.
Deterioration at the decorative surround around the front door.
房顶没换过，有过leak，需要一些修补，如果全换要多少钱？
Weatherstripping missing at the top of the patio door at the dinette.
这个问题应该不大
Water leak under the master bathroom on to the ceiling of the half bath
below.
二楼马桶有漏水，可以在一楼卫生间顶上看到以前漏水的痕迹。这个问题有多大？

这个估计问题不大
