从relocation company手里买房(seller讲好价后交给relo 公司了)
合同上写的是Inspection发现要修的事项大于300刀可以提交维修请求,他们会在7天答
复修还是不修,还是给credit
还指望查出点毛病要credit呢; 结果inspector去验房时一个劲的说这个房子真好啊,
保养的真不错啊,加了不少upgrade,crawl space是最近看到最好的,之类的话 (
Inspector是realtor推荐的是不是都这样啊;没办法review好的都不能马上约到,只有
这个关系户第二天就能约到
)
废话不说;看报告(大家给看看要修的话大概的花销)
1. Fence: Wood
At right side against the house the fence post is very loose. Fence needs
general maintenance- cleaning, sealing, etc.
Post needs repair for safety. Consult contractor for repair.
2. Cladding
The joints at several boards at right side and a few in the rear have pulled
away from the house. These areas need to be firmly attached with no gaps
to keep water out.
Have contractor evaluate the siding and add fasteners where needed an then
caulk the joints.
3. Floor squeaks are apparent in the second floor framing at the end of
the hall and at the doorway of the right upstairs bedroom. This is typically
the result of loose nails or other fasteners pulling in and out of the
floor wood frame members, or joists rubbing against the sub-flooring. It
does not denote a structural deficiency.
Have contractor install the appropriate fasteners to eliminate the floor
squeaks.
4. Kitchen Appliances
4.1 Right rear cook top burner does not respond to normal operating
controls.
Have a licensed contractor repair or replace inoperable burner and/or
control, or replace the cook top.
4.2 One of the exhaust fan lights does not operate.
Check the bulb first. If the light still does not work, have a qualified
appliance technician repair the light fixture.
4.3 An oven light does not respond to normal operating controls.
This may simply be a non-functional light bulb. If changing the bulb does
not solve the problem repair or replace light fixture at the oven.
5. Air Conditioning - Central Split, Attic, outside
5.1 . A small amount of mold or mildew growth was observed on the
condensation drains at the attic air handler. Needs cleaning.
Consult air quality specialist if desired or have cleaned by HVAC company.
5.2. The second floor temperature difference between the supply and
return registers is lower than desirable (7° F). The acceptable range is 14
to 22°F. This suggests possible low coolant charge, a laboring, failing
compressor, excessive fan speed or other possible conditions.
Contact a qualified HVAC contractor to further evaluate and repair the
second floor air conditioning system prior to closing.
6. A few tiles in the shower area have cracked grout. These should be sealed
/repaired to preserve the integrity of the tile system.
Have a qualified contractor re-grout tiles.
7. Improperly operating stopper at the hall bath front sink. The stopper
will not close completely. As a result, the sink cannot hold water.
Have a qualified plumbing contractor repair or replace the stopper at the
sink.
