你的合同没有Appraisal条款？我看了下我当初的合同，template是2选一：
1. This agreement IS NOT contingent upon the appraised value either equaling
or exceeding the agreed upon purchase price.
2. This agreement IS CONTINGENT upon the appraised value either equaling or
exceeding the agreed upon purchase price. .... If the appraised value of the
property does not equal or exceed the purchase price, buyer may terminated
this agreement by ....Upon termination, buyer is entitled to a refund of the
Earnest Money.
我的合同选的２，所以卖家不愿意降价我可以终止合同。你仔细去看看你的合同。

好好跟卖家商量，不同意降价就收回offer买家拿回定金，好离好散。
如果卖家坚持不还定金，那就打官司呗，耗着卖家，托个一年半载的，让卖家卖不出房
子损失个几万块，就扯平了。

这个就不知道了。这个是我那个经纪公司的模板。我觉得一般都应该有会有吧。你去仔
细读读你的合同有没有这条。
