Inspection Overview:
This inspection included a visual observation of the perimeter foundation.
It should also be noted that
this inspection consisted of a surface inspection only. No detailed
inspection or testing of underlying soils
and geologic conditions was performed for this inspection. Subsurface
conditions can be quite different
from those suggested by surface environment. The original construction
drawings, soils report and
building permit were not available for review to verify the structure was
built in conformance with
construction practices.
Perimeter Foundation:
The house is constructed upon a concrete perimeter foundation. Since the
underground support system
cannot be ascertained (width of footings, specific load-bearing quality of
subsoil, etc.), the following
comments are based solely on our visual examination.
The existing concrete perimeter foundation appears to have been originally
formed, placed, consolidated,
and installed within building code compliance and acceptable guidelines for
structural concrete at the
time of original construction.
It was noted that in 3 locations there where horizontal foundation cracks.
These cracks are the result of
the reinforcing steel or rebar being placed too close to the edge when the
concrete was formed. The
concrete tends to cure un evenly and a tiny hairline crack would have
developed during the curing
process. These cracks are unnoticeable when the concrete is new. But over
time, with seismic activity
or normal soil movement, these cracks move and open up.
Repair Method:
Our method to repair these cracks consisted of chipping away any loose or
cracked concrete to expose
the reinforcing steel. The steel is checked for any corrosion. In this case,
all three locations had minor to
no corrosion. In our opinion, the steel was as in new condition. We then
seal up the repaired area with a
9,000 psi non shrink grout. This grout has a high bond strength, and is
superior to the existing 3,000 psi
concrete. After the grout has cured, we then apply a 20,000 psi carbon fiber
mat spanning over the
crack area, reinforcing the tensile strength of the foundation.
