Key issue is zoning and deed restriction. If there is no restriction, buy the whole thing and divide later. To sell part of the package, if no limitation, will only need frontage (connection to street) so that the other part can have easement. If only worry about yard work, no one can control your backyard except yourself. You can redesign the backyard so that it does not need work. Acreage for a house can be as low as 0.1 in some areas. 0.1 acre is about 4000 sq ft, enough for a 2 story house of 1000ft land. Zoning or deed restriction commonly has limitation on minimum acreage per house, and typically limit to single family house, especially for expensive areas, or the limitation caused the area to be expensive.
.9 acre is ok ah if you hubby really hates yard work, then move on. House in your area is not expansive at all. no matter what, don't even consider seperating the land from a house, the house is worthless without the land.
40000 sqft is usually referred to as the "builder's acre", and quite common in New England. Actually, the wealthier towns usually have a by law setting the minimum lot size to 40k sqft. In LZ's case, you won't feel it's a big lot as most, if not all, of your neighbors got the same size. Just to set the context, in New England, the half acre in the back is usually wooded, and thus doesn't take much maintenance. It comes in convenient when you need to dump fallen leaves or dead branches.

Nod, it's almost impossible here in most developed towns in New England. Sure, you might see builders doing that all the time, but that certainly involves some foul play under the table. For people like us without any " networking", no way.

If they already got the title split, it's a good deal. Otherwise, it's a pain in the XXX if you want to split the tile later.
