前两天买了一部ACURA MDX，个人觉得很超值。但是无论如何超值也要４万多大洋。最
多开个１０年吧，到时候又要再买。。。谁叫车子是消耗品呢，开一天价值就少一点，
一直到零。
后来想了一想觉得很不划算，是不是可以WS一下用个可靠的办法买划算的车。想来想去
，只想出一个办法。
最近房价大跌，在纽约的烂区买一个１ BED CONDO只要１０万大洋，每月的租金大约１
０００，地税加维持费大约４５０这样子。与其用将近５万大洋买MDX，不如狠一狠心
，投个１０万成立一个公司，用公司名义买一个CONDO，每月的房租收入去LEASE个MDX
，这样房租也不要交税。虽然一次投入很多，但是这样，永远都不需要再为买车存钱。
房租的收入可以一直租车下去，还可以传给子孙让他们也永远有车开。
当然你也可以用１０去投资，但是投资收入不稳定，无法每个月都有钱出来。
大家觉得这样FINANCE车可行吗？

就是因为gmail有了imap，各种客户端都可以很好的支持，而hotmail啥，在手机端还得
支持activesync才行， 换个客户端就傻逼了。。。

renting out the condo in the area I was looking for (east bronx in NYC) is
not difficult. There are many middle income black and latino families there.
. I would not like to live in the area myself but as a rental property, the
location is not too bad. 5 mins from subway.

支持， 但是是stock email， gs3的stock email问题太多， 也不支持imap push，就
换了个别的客户端， 多数第三方的客户端都不支持active sync，exchange到有支持的
。 hotmail啥的好像必须要用active sync才行
桌面上我一般用thunderbird， gmail的可以很轻易的加入进去，但是hotmail，
outlook的就傻逼了。 对这一直很不满

active sync是exchange的sync方式。你按照exchange server设就行了。

好方案，不过有几个可能性：
1. 房价接着跌，比如从10万跌到5万，房租可能就没那么多了。
2. 牛车的租金又长了，房租付不起车租。

The principle is right, use a LLC to dodge tax, because IRS tax corporates
on profit but individuals on income. It's not WS, but completely American.
But real estate is something you don't want to touch for years.

I am not too worried about #2, because both lease rate and rent should rise
with inflation. One can't be out growing the other for too long.
but #1 is a real concern.. though 50% on something that's already cheap is
unlikely, but I could lose out rents on natural disasters and have to factor
in insurance as well...

I am not too worried about #2, because both lease rate and rent should rise
with inflation. One can't be out growing the other for too long.
but #1 is a real concern.. though 50% on something that's already cheap is
unlikely, but I could lose out rents on natural disasters and have to factor
in insurance as well...

10万掉到5万得要一阵子。
牛车的租金也不会涨太快。
既然是买在烂区，就怕碰到无赖收不到房租，还得倒贴钱evacuate tenants.

车子真的很难说。08年的时候房价最高，车价最低。当时买了个odyssey LE,才2万7，
现在得3万4.
