为什么APR总是比RATE高?
Truth-in-Lending Disclosure 里面
APR 4.21,total of payment =15,2000
但是我按照rate 3.25的monthly payment 790 算下来应该是790*180=14,2000啊
怎么理解这几个数字啊?

APR including all of your closing cost. Even if it's no closing cost for you.
TIL still count closing cost when APR is calculated. but the difference
between 3.25% and 4.21% is way too high, normally it should be within 0.25%.
You need to examine your GFE carefully.

谢谢!问了broker,她说因为我们只有10%首付,所以每个月要交55块PMI,把这个算在
里面,
apr就是4.21. 等付够了20%,就可以cancel PMI。
我们房子是125000,首付10%, 每个月PMI 55, rate 3.25%, APR 4.21%,
这样解释的过去吗?

里面,
apr就是4.21. 等付够了20%,就可以cancel PMI。

make sure there is no other closing cost

如果是no cost refi的话,只要盯紧rate就可以了,因为lender及broker会帮你付所有
的closing cost。
如果是purchase loan的话,则要看APR,因为purchase loan通常都是borrower来付
closing cost的。

如果是purchase loan的话,则要看APR,因为purchase loan通常都是borrower来付
closing cost的。
