请问有没有质量可靠的pole saw推荐？
家里mower, trimmer都是worx家的，所以看了看他们家的pole saw和leaf blower/vac/
mulcher。

娃娃的学费fsa报销加上我的485报销，再加上明年一月份的paycheck。
要不然估计close了连买家具的钱都没了。

谢谢分享。那个pole saw可以拆下来单独用，感觉很实用的设计。

一般是由 Mortgage 公司强制代扣代缴的。

就是每个月进escrow.
那pad怎么是年底自己交？
原来 pad神的房子已经付清了，快发包子吧，pad神。

At least in my case Mortgage company doesn't care(also I think it doesn't
make sense for them to collect the tax for the government, it will be a
disaster for them since the tax rates are different everywhere). I got the
bill from the County directly. You can pay at once or in two installments.
The first half if due in early Dec. There will be 10% penalty if you miss
the deadline.
Make sure you get the property tax straight. The tax goes with the property.
Once you become the owner, it's your responsibility (I believe that
includes anything owed previously).

有没有强制IMPOUND ACCOUNT 全看TRUST DEED 里有没有这条规定.
IMPOUND ACCOUNT 的道理是LENDER 怕你不交税/不买保险, COUNTY 放个LIEN 在地产上
,或者房子烧了没人赔你WALK AWAY.

做impound account的好处是贷款rate会好一点，但稍微压迫一下agent不做也能得到
同样的rate

Also in our county, the tax due at the end of the year is for the fiscal
year (from July - June). So what I'm paying now is for July 1, 2011 - June
30,2012. If that's the case, you may want to find out whether the previous
owner has paid at least half of it. This is public information as long as
you have the tax parcel number. I guess this is escrow's job. But sometimes
they do screw up.

这个对 Agent 和 Mortgage 公司的影响比对（国人）贷款人的影响大多了，你不做
Impound Account 能得到啥好处？反正我周围认识的人都是通过 Escrow 的方式叫
Property Tax，很多连保险都一起 Escrow，一笔付款自己也省心不是？

不做impound account的话纸面上monthly payment会少些，资金流动更自由些，也避
免一些over charge的情况发生，这些对房奴很重要，和您那里的情况不能比。呵呵

看MORTGAGE SERVICING 好坏. 俺原来有IMPOUND. 毛病是
1. OVERESTIMATE INSURANCE BY A VERY LARGE MARGIN, FLOAT MY MONEY, 尽管几年下
来IT 老早就知道INS 该多少.
2. 经常忘了付INS/TAX, 导致INS RENEW 时俺常常有两星期没INS, 常被COUNTY 罚款,
MORTGAGE SERVICING 付罚款但俺老收到COUNTY 来信威胁.
后来去谈了, 付了一百多刀把IMPOUND ACCOUNT WAIVE 了.

For insurance, I think it's less flexible for you to shop around or change
insurance company later. For property tax I think it benefits you when you
want to walk away. Say you walk away now right before tax is due, you don't
have to pay the property tax for the past 6 months. But if you pay through
mortgage, you already paid.(just guessing. maybe state foreclosure laws are
all different regarding this)

我这里保险是自己找的，每次 Renew 前保险公司同时给我和 Mortgage 公司寄账单，
如果在 Renew 日期前半个月 Mortgage 公司没收到账单，Mortgage 公司会通知我，而
且每次付 Ins./Tax 都会给我发邮件：X年X月X日付$XX。。。Escrow 基本是实数，每
年结一次，出入也就几十块钱，通过改下一年的 Monthly Payment 来摆平。

下来IT 老早就知道INS 该多少.

我换过几次保险公司，主要是跟着车保走有 Discount。每次换房屋保险都是谈好价钱
后把 Mortgage 公司的电话和帐号告诉保险公司，然后就没我事了。至于 Property
Tax，我还没想过那么周全，把跑路都考虑进去。

our County charges a fee for CC payments :(
but I got CB for insurance payments, haha

基本上这种 Insurance，Tax，Utility 之类的如果收 CC 的话，都是有手续费的，而
且费率基本都大于 CB %。你要能找出个办法用 CC 无费付 Mortgage 就牛了。
现在 County 政府都缺钱，想着法子从顺民钱包里捞钱呢，我们这里纯 EZ-Pass 的
Hwy 开始用了，逼着俺还得买 EZ-Pass，否则是 1.5 倍的买路钱。
