The HOA is $120 per month, but most house is $250 HOA per year.

It all depends on the rent. Does HOV include the lawn Care/Garbage
Collection?
So you need to take rent - HOA - Property tax(including home insurance) and
compare with the housing
price.

Can you provide me some general rules you would like to use? Let us see the
rent is probably $1000, HOA is $120 including trash, lawn, snow removal,
club house, pool, exercise room, etc. the insurance is about $650 per year.
The house is about $150,000.

I imagine the property tax should be around 2,000/year(non homestead). So
your cost per month should be around $300/month. Your net is around 700 or 8
,400/year or 5.6%/year, You should expect some money for repair/replacement.
Very tight.
In our area, you should get 1,300 rent for the 150K townhouse.
How much did the house cost at the beginning to last year?

The house should cost more like $180,000 or so. The rent should be somewhere
$1000 to $1300, I use the minimum $1000 to start from. You are right that
the property tax should be about $2000.

The zillow rent estimate is about $1530 for this house, pretty new house.

Do more research about the rent! In my case, I need at least 8% return for
the net rent/house price(Not including the repair cost).

Thank you Minncai. Any suggestion how to fairly determine the rent? Any
website or realtor information?
How do you roughly estimate the repair cost?
