I closed my house on Monday, the sellers brought all the documents they had
(most from their previous owner) and we found out some unexpected things:
1. The roof was advertised to be replaced in 2008. The document said the
replacement happened in 2006. The listing agent apologized and insisted that
by law we can do nothing.
2. A water main broke in 2008, affected multiple houses on the street
including the one we bought. I encountered the letter addressed to residents
on the street from the city during closing and the seller told me that the
flood affected other houses on the street but not this one. After we got
home, I went through all the documents carefully and found a record with the
details of the flood which affected over 20% of one wall of the basement.
The basement, laundry room, and office at the low level were all cleaned by
a professional company. The flood happened before they bought the house (
they bought it in Mar. 2009, the flood happened in Oct. 2008). I believe
both the sellers and the agent (she bought the house for them, too) knew
this fact. But nothing was disclosed on the disclosure form. The inspection
without knowledge of previous flooding history did not reveal any warning
sign then.
We are certainly unhappy about the things we discovered after we signed all
documents. We are concerned whether this will affect the foundation and the
value of the house. I went on a business trip after closing and have not
got chance to consult anybody yet. Would like to hear from you guys what we
should do. We are in Michigan, if there is any realtor or real estate
attorney here who knows Michigan law, welcome to comment.

前几年大家提起来生物最多是抱怨抱怨就业差,干的时间长。
现在国内外的bbs提起生物更多的不屑地称生物是骗子学科,传销学科。做的东西胡编

当初我的agent和我说如果卖家的disclosure和事实不符的话我可以sue他们。

I don't think you can do anything yet. Have someone check your house with
your new information to see how bad it is.
You can complaint about the listing agent to local real estate board. But it
may cost you more money to sue them and you have to prove your lost
financially. Emotion lost will not count.
That is how I feel, you should talk to your closing attorney or get some
legal advice.

我的律师是双面打印 已经批了 但是好像听说必须单面 公司的美国律师很多做法和板

If it was a disclaimer type of disclosue (let buyer beware) then you cannot
do anything.
