主要的几个问题-
1.radon test读数是4.3,超过那个4.0的标准
2.后院的rataining wall(大概得有8米长的一个curve)好几处局部向外倾斜
3.deck下面支撑的大beam斜了(跟下面的支撑柱子形成了一个角度)
4.烟囱周围曾经漏水,被caulking了,阁楼里可以看到周围的木头已经潮了
唉,就看到这么一个比较满意的房子,还查出来这么多问题。修起来应该都不便宜,郁

让卖方安装mitigation,或者要$1500左右的credit
这个有点麻烦,当时我也有一个经过inspection的房子有类似的问题,据说重新做
retention wall要3000-5000。后来是因为其他问题walk away了。

I don't think it is that serious. Most houses will have leak between the
roof and chimney. It is because the stupid builder never caulk it. You just
need climb to the roof and seal it. As long as there is no mold and the
beams are not rotten
Retention wall, you can ask for credit.
Don't be scared by the inspector. The inspector is just letting you know all
the problems,so that you won't sue him in the future.

i suggest u to walk away...
the radon test kit must be left at the seller basement for 10 hours to
collect sampling. there are many chances for the seller to temper the
testing kit. If the result is still very high, it must be really high..

If you thin radon is problem, just walk away because it is unlikely you will
solve this one with reasonable cost.

We will put the radon migrating sustem as a must fix for the seller. How is
that?
If she refused to have the system installed nor credit it, I'll walk away
for sure.

stone, $5000, if wood, $3000
3. Deck $2000
4. Caulking is not the way to resolve water damage. Maybe you ask for $3000
to rebuilt the protruding part.
Then the ball is in the sellers hand. These are not big problems and they
are all fixable. I would still go for it if it's the house that I want.

2 3跟我家一样,有可能是retaining wall没建好,把beam或者post给推出去了,需要
重新做retaining wall
我们当时太想买了就要了,现在想想有点后悔,建议你放弃

Nod, the soil behaves like solid when dry, and like liquid when wet. When it
's pure mud, the pressure on the side is rho*g*h, in which case, eve rebars
can't handle that.
LZ must have drainage redone, so that the soil won't liquefy on rainy days.

what if the observed bumbers of the retaining wall are on the upper part of
it? could be the bush's roots?
If it's because poor drainage behind the wall, will some wholes on the wall
for drainage help?
