Why do you need to compute?
If your stock yield is bigger than your mortgage rate, then
stock is better; otherwise, pay down is better.

A little bit more complicated than that. Mortgage interest rate is tax
deductible and stock could be taxed on long-term, short-term or on dividend
income.
To answer the question from academic point of view, that really depends on
asset allocation. Buying stock is to invest in risky investment with better
long-term return expectation. Paying down mortgage will provide with you
fixed (although relatively low) return of your money. From return point of
view, either one is better than cash or money

这个不一定划算，除非你的mortage interest比较多，超过standard deduction的部分
才划算。

I already implied that your mortgage interest should be 100%
qualified for tax deduction, i.e., you have other ways to guarantee
that your deduction is above the standard deduction, and the
mortgage deduction part is just an added benefit.
