12月底closed 的一个town house 今天租出去了。把每月的盈余贴出来,大家帮忙看看
这个投资怎么样?同样的小区还有类似的房子在卖, 如果make sense 的话打算再买一
套。
一月初开始招租,两个星期内租出去了,签了2年的lease, 同时锯掉了另一户申请人。
明细如下:
Rent: $1600/month;
mortgage: $630 ($300 principal, $330 interests)
Tax: $330/month
Association: $210/month
Home Insurance:$35
General Repair: $100/month (estimate)
Sub Total: ($1,305)/month
Upfront Investment:
Downpayment: $35,250
Closing Cost: $4,000
House Repair: $3,500 (new painting, floor and fixed some broken windows)
Realtor Fee: $1,600
Sub Total:$44,350
Annual Investment Return Rate:
1. not counting the principal payment: (1600-1305)*12/44350=8.1%
2. counting the principal payment (1600+300-1305)*12/44350=16.1%
