一个月前我们给一个short sale 的房子submit了一个offer。 Listing price $299K,
我们offer$275K。 然后我们的offer被送给银行，seller还要求我们交了$1000
earnest money。 今天上午agent发信说银行的counter来了，是原来的listing price
， $299K; 还说同时还有另一个offer on the table， closer to the listing price
；我们还没来的急反应， 下午agent又发信说seller决定go with the other offer,
说已经cancel了我们的offer。
我的问题是，我们的offer送了银行，还交了earnest money，是不是就是银行和我们之
间的事了。怎么seller又跳出来cancel了我们的offer呢？先谢谢大家解惑。

买了上次yaya02推荐的虎皮百合，已经寄到家几天了还没种，赶紧来坛子里问问大家，
什么时候下地种比较合适啊？在6b，现在下地种的话会不会冬天前就长起来了？还是可
以等到开春了再种？
另外，种的时候有没有什么要注意的？
多谢大家指导！

俺觉得mm倒是不用担心它会现在长起来，但是越早种下去越好，以免球茎干掉。去年还
不知道tiger lily是可食用的百合之前，俺就是那么一铲子下去，也不管多深，就把球
茎扔了下去，然后把土一盖，连水都没浇，第二年它照样长出来。
现在经mm这么一问，赶紧狗了狗，顺便也给自己科普一下。

栽植场所及土壤：需选择排水好的向阳处，坡地最好；土壤以土层浓厚的粘壤土为宜，
砂质壤土次之。为避免病虫害，切忌连作。
栽种：9月上旬植株枯萎时即宜掘出栽种，早种有利于基生根生长，注意不要使鳞片干
枯或受伤；若不能及时栽种，需将鳞茎贮藏于湿砂或泥炭藓中。栽种前整成高畦。栽植
深度10-12厘米。
施肥：以有机肥为主，配合少量化肥（饼肥、草木灰、过磷酸钙等。）栽前施足基肥。
春季新芽出土后一蕾期追肥2次，施肥时注意肥料不要触及鳞茎。
中耕除草：春季要中耕除草。梅雨季需及时清除杂草，保持土壤疏松。但此时要注意不
踏入园内，否则鳞茎易感染腐烂。
阳光：卷丹为喜光植物，但其鳞茎发育却易受强光抑制。故以采收鳞茎为目的栽培者，
需植于半阴处或密植使其自身遮荫。
Select a location for your new tiger lily bulbs that is well-draining or
amend a less-than-ideal bed with generous amounts of organic compost to
create a well-draining bed. Plant bulbs in groups of at least three, 8 to 10
inches apart and 4 to 6 inches deep for the bigger bulbs. Plant bulbils and
very small bulbs no more than 2 inches deep. Because tiger lilies often
vector lily mosaic virus, it's best to keep them isolated from other lilies.

到明年秋天收获的时候，你就可以看看下面这段。前不久收获的时候，在大球茎的周围
我看到了很多这样的小不奌，附着在主根的周围。把它门轻轻取下来再重新种回土里去
，明年就等着看它们开花结果喽！

This is another easy method of natural propagation. Stem bulblets, on
varieties that produce them, will be formed every year. In the fall, you can
hasten their growth to adult bulbhood by carefully detaching them with any
little roots that might have been produced, and moving them to better
positions around the parent plant or, better yet, into a carefully prepared
nursery bed for a year or more. Don’t you have a nursery? You really should
if you plan to propagate many lilies. Baby bulblets grow so much faster and
do so much better in a special little bed of friable soil where they can be

Agent说是seller cancel了我们的offer，因为本来我们的offer已经被seller接受了，
签了contract送交bank了。当初seller要求我们交earnest money的时候，还说不管我
们和银行能不能达成协议，希望我们 be serious。所以我们二话没说，就写了一张$
1000的支票寄给了title company。 怎么现在seller能出尔反尔，earnst money对他们
一点约束也没有呢。下面是我刚刚google到的：
"From a buyer's point of view, earnest money along with a contract indicates
that he or she really does intend to buy the house. Once a contract has
been signed, the seller isn't supposed to sell the house to someone else,
but the seller might back out if a better deal comes up, even with the risk
of potential penalties. When earnest money is involved, backing out becomes
harder. For sellers, earnest money is a form of insurance, because most
people are unwilling to walk away from their payment."
这个对short sale的房子不适用吗？

秋天，春天都可以种。春天种夏天就可以看到花，秋天种，要明年夏天才看到花。

你担心现在就长出来的话，放冰箱几星期。只要不变干燥，可以放很久的。再过一个月
就埋到地里。

，什么时候下地种比较合适啊？在6b，现在下地种的话会不会冬天前就长起来了？还是

房子是很好的，我也很喜欢，不过还没到非要不可的地步。我原来以为签了contract交
了earnest money对seller应该也是有一定的约束力的。现在看来只对我们buyer有约束
力，心里有疑惑，所以上来问问。

现在种明年夏天看到花，春天种夏天也看到花。我的体会现在种比春天种好，去年为了
给农友们寄鳞茎我全都挖了出来放大花盆里盖了土。今年春天那些鳞茎都长了根互相缠
绕着，可见寒冷的冬天它们也不闲着呢。前院有两棵没有挖出来的在春天长得很快，比
春天再种的长得好。所以本人认为秋天种比较好。不过一定要不种在积水的地方，土厚
是鳞茎的2.5倍，太浅容易冻坏。冬天再盖一层枯树叶防冻。

我就是被你种草的！花了我3块大洋，从中国店买了一个虎皮百合的鳞茎。

谢谢你的回答。 不过应该不是这样。银行并没有deny我们的offer， 今天上午刚出来
counter offer给我们。 是seller 在我们还没做出反应前cancel了我们的offer。

it doesn't matter how the seller handle it, seller do have the right to kick
you out and in most states you as a buyer can do nothing about. ask your
agent and check your contract to see if you can find anything on the paper
saying the seller can not do this. if you can find some, you'll have a case.

I guess if you are willing to accept the $299k counter offer without any
other conditions, you can talk to the seller side.

中国店的不是虎皮，花瓣上没有黑色的斑点，而且叶腋也没有种子。它是在根部延伸繁
殖的，而这里的虎皮百合的叶腋有深棕色的种子。觉得中国店的卷丹更漂亮些。

更大的可能是另一个OFFER已经是299K了，所以SELLER马上就接受了。SHORT SALE，你
出高OFFER没用的，SELLER又拿不到钱。他一般选最可能不会BACK OUT的人

对，我的是丹卷。这个样子的，以前闲云MM科普过的。

繁殖的，而这里的虎皮百合的叶腋有深棕色的种子。觉得中国店的卷丹更漂亮些。

是卷丹，但是花瓣上的黑点挺深的。我在中国店买的没有这些深色的斑点。好像卷丹也
有很多种，还有其它颜色，是否都能吃就不知道了。你这个肯定是能吃的。

这是中国店买的兰州百合，看看花瓣上没那么深的斑点
哦，你的照片非常漂亮，左下角的小虫子也很清楚。

说不要和其他百合一起混种，看来要单独找个地方种了。
有深色斑点的可以吃吧？下回去中国超市再看看有没有卖的，也买点回来种 ：）
