新手第一次买房，最近看中一个房子，要价159，300。我们的agent建议出价147，000
，昨天查了Zillow的估价是145，700，Chase的估价是150，000。问了一个Chase的朋友
，建议出价140，000。Zillow上显示这个房子的价格处于下跌状态，过去30天下跌2500
。不知道各位觉得多少的出价比较合理？
这个房子listed了65天了，seller降过两次价，但是每次就只有400和200.
小区还不错，但是离铁路比较近(70米左右）。就是离上班的地方很近，我比较懒。

我猜你买的普通生根粉应该是稀释过的。枝条直接沾就好了。
还有买生根胶的。也是直接用。

Thank you everyone.
The seller reduced the house price twice, only $400 and $200. My
understanding is that the seller really doesn't want to reduce the price,
but just try to keep his/her list fresh by doing this gimmick. I highly
doubt that he/she will accept my offer of $140,000 or counter my offer.
BTW, it's weird that the seller said that he/she changed the roof in 2009,
while the house was built in 1996. Usually, a roof can last about 30 years,
according to my reading in this forum. Should I bring this topic up to my
agent?

先把枝条放水里泡着，然后粘上生根粉，往地里或盆里插时先用根筷子插个洞再放粘有
生根粉的枝条。直接插的话会把生根粉摩擦掉。

20-30年换一次屋顶是正常，10一次似乎是有其他原因。可以问问，让卖主解释一下。

谢谢！还有一个问题，需要先把土弄湿吗？如果插上后再浇水，会不会把生根粉冲掉？

it will depend on your local market. basically it's all about location and
condition. what is the ave price for similar house over there?

我一般是插后再浇水。如果你怕，可以先把土弄湿后再插也行。
