the commision is paid from seller to list agent. The percentage is pre- determied (normally 6%). The industry standard is sharing the commission by list agent and selling agent. If you do not have a selling agent, the list agent gets all UNLESS she/he give you rabate or agrees to reduce price and reduce commission. Normally, a good agent may get you a better deal
I really do not think what you said is true. list agent represents the seller and has to present all offers to seller. You are negotiating the sale price with the seller and not the list agen. What list agent is to market the property and present offer.

Especially in this buyer's market, list agents are very happy if they can sell their lists. If she does not sell, she gets nothing. There are so many properties expired and sellers switch list agent. Once a list expires, list agents did all jobs for nothing!

Of course, by law they would have to present all offers to their clients. However, in practice, there are just so many side-balls they can play. Let say, you submit a low offer to the agent without ur own agent, the seller's agent has no offers at this moment, but because ur offer is so low, the agent knows that if the seller would just wait for a little longer, he would get a better offer. But of course, the other offer may come from another buyer with his own agent. What would you do if you are the agent? In most cases, the listing agent would pressure the seller to accept the offers. They would even try to postpone showing to other buyers to ensure that the seller accepts the price.

you are naive. Seller agent is the only way all buyer side can contact, so he/she has a lot of way to prevent the offer being submitted, then he/she doesn't need to show those offers to seller. The best way to protect seller's interest is: the buyer agent's commission always comes from seller, not seller agent. but i am not sure if this is doable.
