里只看到下午重启的LOG，上午的没有。
这个是怎么回事？

请问5arm也是贷款30年吗？可以downpay20%吗？要买insurance吗？算下来是不是每月
付的morgage比30year fix的要少？

重启是因为upgrade了吧，upgrade不migrate system events，要看可以去windows.old
文件夹下面找。

你这个closing cost太高了吧.为什么不选no cost,
rate会比现在这个高一点,但是平均一下我觉得还是no cost划算,
我们当时closing cost三千多我都没从,;)

5/1ARM 也是30年还款期，只是头5年利率是固定的，后25年是浮动的。
30-yr fixed 是从头到尾利率都是固定的。 5/1ARM的利率大概比30-yr fixed低1.5%，
风险在于5年后利率的变化。5/1ARM 的 payment 要比 30-yr fixed 的低

大概是房价的3%。也就是说300K 的房要$9000左右，reasonable吗？

If this is a purchase, closing costs seems right in NJ. The tile insurance,
search and examination is about $2800, attorney fee is about $900. You add
the lender fee, appraisal fee, survey and recording fee. It will come up
about 6k. Prepaid interest and escrows are not closing costs.

现在的term比前两年差太多了，过去说5年以后每年最多涨2%，现在是5年之后无论当时
利率如何都至少涨到3%，最多5%。

在加州， closing cost/fee 包括 lender/bank fees, appraisal, escrow (like a
middle person helps buyer & seller to transact the purchase/sale), title. 在
别州还有 attorney's fee, survey, etc. 加州的 closing cost 大概1-1.5% 吧，每
个州都不一样。
