还可以了,如果你的Loan amt够大(>$350K),还是可以做到No cost的.

我自住倒是满了一年的, 而且出租出去已经大半年了.
贷了14万, 这种情况还能refi到好的interest么? 我还想贷15年的.

除了这个房子外, 没有其它投资房产, 现在自己租apt住.

你现在的利率是多少?因为你的贷款额比较少,不一定能做到No cost的refinance.

Legally, you have no choice but refinance as investment property with add on
points.
One un-preferred "solution" is to move to that house and refinance as your
primary residence.

给你找个Lender的Guideline:
6.Occupancy.Borrower shall occupy,establish,and use the Property as Borrower
's principal residence within 60 days after the execution of this Security
Instrument and shall continue to occupy the Property as Borrower's principal
residence for at least one year after the date of occupancy, unless Lender
otherwise agrees in writing, which consent shall not be unreasonably
withheld, or unless extenuating circumstances exist which are beyond
Borrower's control.

14万贷款的loan amount不算多，而且变成投资房了，怎么也有租收呀，只要能cover所
有的expenses就不亏呀。 这种情况下即便能做成refi，rate下降的空间也有限，没有
太大必要。
