最近在买房,还在进行中,不过请citibank写了pre-approvel letter,这个过程pull
了我的credit,而且被告知,如果我90天内proceed,他们不会再pull我的credit了,
所以我应该算看到creidt的所有影响了。
1。首先,只要你高过740,再高没有任何意义。

than 740, you will get the excellent level rate. Once you reach that level,
it doesn't help further even if you are higher, say, 800. It only means the
credit score won't be the bottleneck of your mortgage loan. The lender will
look into other factors that affect your mortgage rate (capability of paying
the down payment, income stability, etc.)
2. 你能得到多高的分数。
对于一个从来没有房贷,车贷(也称为installment loan,分期偿还的贷款,通常额度
很大)的first time buyer,有个不利的因素是你的全部分数都由credit card
history决定,而我自己经历显示,如果你就是学生这么一路走来,即使你never late
payment,没有什么hard inquiry,你最好的分数也就是740-760。相信这里的人基本都
是每月pay in full的,所以你额外还能做的有限,基本上就是少点hard inquiry,同
时carry low balance. 比如至少申请房贷前3-6个月,就别再申卡,同时控制自己的
balance。不知道我是否做得极端,我建议在statement closing data之前把bill都还
上,这样连PDF statement里显示的balance
都很低。一个简单做法就是提前把一两千美元放在那里,overpay,这样就不用担心
balance显得很高了。
3. 这个信用分数怎么决定

highest, nor the lowest) of the three as my score to evaluate. 至于是不是
FICO,FAKO, 还是Citi自己的,我不确定。但大体差不多,做你能做的,尽可能往高弄
就是了
4. inquiry"合并"
这个大家或多或少都听过。你在房贷第一次credit pull之后的14天内再次的由于房贷
的pull,将会被合并。事实上,这里不能称为真正合并,你还是看到每个individual
hard inquiry的,但系统在计算credit scores时,会自动skip那些近期的inquiry,下
面是FICO更系统的解释:
