在版上挖了很久坟，发现有一个可以down payment找其他人应急的方法是由朋友直接
写支票给你的escrow账户来当首付
我的问题是这样做对房屋产权有影响吗？我不太清楚deed owners是在哪里决定的，但
是假如escrow中一部分钱来自朋友的话好像看起来朋友也是产权中的一部分

A man hasn't been feeling well, so he goes to his doctor for a complete
checkup. Afterward, the doctor comes out with the results.
"I'm afraid I have some very bad news," the doctor says. "You're dying, and
you don't have much time left."
"Oh, that's terrible!" says the man. "Give it to me straight, Doc. How long
have I got?"
"Ten," the doctor says sadly.
"Ten?" the man asks. "Ten what? Months? Weeks? What?!"
"Nine..."

一、首先这种做法，大部分银行那里都行不通了。因为银行会要求escrow公司提供down
payment钱是从哪个账户汇过来的证明。如果不是你申请贷款时报的银行账户，银行会
source钱的来源。
二、Deed owner是由卖方签的Grant Deed来决定的，即卖方根据合同，通过Grant Deed
的形式将deed（产权）转让给你。这和谁来付首付没有任何关系。如果卖方愿意，他（
她）可以在没有任何金钱补偿的前提下给你签一个Grant Deed将产权转让给你。当然没
有一个正常人会这么做罢了。
