多谢。
contingency选了inspection, loan。closing day一般2个月(太长?)。
请问你们的agent只是准备合同,递交,还是一直和list agent有某种接触(email,
phone, etc)?

我希望我的竞争对手多递一些WEAK TERM的OFFER.
不过能不能拿到CONTRACT,价格是决定因素.我昨天晚上被拒了2个OFFER.其中一个是非
常WEAK的价格而且有7个对手,知道希望不大.另一个有希望的,我连表忠心的EMAIL都写
了,结果还是被锯了.14个OFFER,3-4个进入最后阶段的COUNTER.
除了价格, TERMS要合理.没有好的价格,AGGRESSIVE TERMS有帮助,但有风险.

从递OFFER前了解情况,递完OFFER电话/EMAIL查询STATUS,证明我的CLIENT是认真的买家.

"I just got back from meeting with the Seller. The Seller chose an offer and
the property will now go pending tonight.
I must say, it was a very difficult process for the Seller. He felt an
obligation to chose using his heart, versus looking at it from a business
point of view. All of you wrote exceptional offers, and beautiful cover
pages. It is a horrible feeling to wait this long and to get nothing. I went
through the same thing this morning where my Emeryville Buyer's offer was
not accepted. And tonight, I had a Buyer for this property with a very
strong offer, which was also not accepted. So I understand the disappointing
feeling.
Please tell your clients "thank you" so very much for taking the time to
write the offer. I will keep the offers on file, and will contact you right
away should there be a chance that the property will go back on the market.
I am so very sorry.

这个是Pleasanton. Pleasanton最近越来越热.前几个星期一般也就4-5个OFFER,这次14

都不容易! 这个市场就是--- 买家不要卖家,卖家不要买家,双方对自
己有利的,怎么好就怎么弄。

现在的SELLER MARKET, BUYER AGENT难做啊.
出价低了没戏,建议个合适的价格BUYER觉得PUSH.最近我对市场的估价挺有感觉的,只是
很难让BUYER信服.有几个的LOST的OFFERS,我都觉得挺可惜的.努力一下就可以拿下的,
但不能PUSH BUYER.这市场不降温,BUYER AGENT两头都不讨好.

是的! 特别是不push的买房代理,很不容易! 千方百计想为买家省钱,可是房子没拿
到,等着挨砖吧,加了钱没买到,那就是受刑都没有怨言的, 呵呵!

我的buyer也遭遇了同样的事情,连续两个offer,都遇到seller手上有好几个offer。
真心不想buyer变成冤大头,所以坦言告诉他们不要出的太高,除非真是铁了心。后来
没拿到房子,buyer觉得有些遗憾,我又开始觉得内疚,是不是不该拦着他们出高价啊
,可是要是鼓励他们高价拿下,我也会不安,哎...

it's not just about the offered price. the seller will take into account for
all things like what kind of conditions with the offer. say if you have an
inspection and the other offer doesn't, the seller may go with the other one
even the offered price is lower. also cash offer with no string attached
will be the most welcomed one to seller. what is your case?

We just signed a home in Pleasanton and the deal is still pending. We
offered higher than our agent suggested, to our agent's surprise. Besides we
removed loan contingency and some part of inspection is as is.
You have to be somewhat aggressive this time or the seller will have higher
and higher expectations as the market warms up.
The key to success of buyer agent is to find and keep qualified and
reasonable buyers who move fast.

It is true. Sometime I feel market is a better adviser after several failed
offers. But it will take more time to close a deal.

I saw so many people keep falling behind even though just a little bit. Many
people take a year or even years to make up their mind. To me that would be
too distressful to bear. You can see if your buyer is the patient and well
calculated kind or the opposite.
My agent said this while he just met us: if the market does go down, it
would make no difference if you paid 10,000 more because you are much deeper
in water than that amount. If market should go up, 10,000 more now would
not be a problem. The issue is to find the house you need and want.

我个人认为: 你这样多出了让你的agent都惊讶的钱,remove loan contingency 和
部分inspection,来抢房子,是有些 crazy了。
好的agent, 会在你屡屡失败头脑发热时,帮你冷静分析,做多方努力来以好的保护你
的terms来拿到房子的。

我们AGENT看了太多的房子,看房子的第一感觉是这个房子值多少钱.
BUYER除了考虑价值外,还有一个重要的因素: FEELING. 他/她们以后要在房子里住很久
(至少打算住很旧),第一感觉很重要.AGENT往往忽视这一点.如果非常喜欢,价格可以加,
CONTINGENCY还是要保留的( PA地区除外)哪怕保留Aggressive Terms. 我不熟悉PA,听
说如果不是CASH OFFER,就要NO CONTINGENCY,要不然买不到.不知道真假.

This is SO TRUE. We toured a home in the area we targeted, home looked
pretty inside and out, our agent told us the price was very good because the
renovations the owner did worth a lot $......we definitely could see that
with our own eyes and agreed with him, but we didn't make an offer even the
price was in our budget and attractive because I didn't have a good feeling
about the layout of the house (which may be perfect for others) and
theoretically nothing was wrong with the layout.

也许是的,不过看了一阵房子这个是唯一完全符合我们条件的,而且同时有十个offer....
我们听了agent的话,没有出到我们心目中的最高价,所以agent帮我们省了钱.
