值得。如果是 30yr fix 就没必要。ARM 应该 refin 一下。

You will save about $68 per month for the 0.25% different on the rate. As
long as you get no cost refinance, it is always good to save money.
Not sure which state are you in. The ARM rate is not the lowest at this
point. In CA, the best one is 2.625% no cost.

什么时候rate最低啊，是最低的点已经过去了，还是没来啊？我在GA。

如果refi成7/1 ARM，能延长低rate的时长还是值得做的。
