之前在长岛用自己的agent（朋友推荐的），虽然有点小忽悠，但凡事还是很上心的。
现在想在其它地区看房，之前的agent住得远就用不上了，于是就自己联系listing
agent，如果看上了就找listing agent做dual agent。
跟两个dual agent打过交道了，但现在的感觉是dual agent好像都很不上心，一点都不
在乎deal成不成的样子。难道这多得的1-3% commission对他们半点吸引力都没有么？
还是这里面有其它诀窍？百思不得其解，求大家点醒我！

个人觉得还是要看人, 是不是dual没关系, dual agent虽然可能帮您能拿到房子, 但是
代价还是很大的. 找我做purchase loan的buyer有不少是用listing agent, offer
price比listing price高十几万, 还没有任何contingency.

有agent还是要自己上心，该催催，你跟他签了dual agency agreement了吗？

我也找过几个listing agent，有过一半的人给我推荐其他的agent，不愿自己做。

当然有好处，容易抢到房子，尤其如果房市热的地方，或者价格低的deal
当然有坏处，如果真被坑了出了高价也不知道，还以为是自己得了先机知道内幕
这个好处和坏处就是one coin two sides，并存的
同理，找buyer agent也有好处也有坏处
总之没有绝对好和坏，而且的确看人，有的人厚道有的人不厚道

现在我的价钱跟seller的counter offer有个小gap，能建议dual agent少收一点
commission fee然后促成deal么（我怀疑她现在拿的还是6%，一点没少）？还是说这事
是dual agent都懂，她愿不愿意看她自己，我说了也没用？请指点

一般会主动提出给。。。如果没有主动， 你就自己问呀。。。没有坏处的。。。

明白的listing agent是不会轻易当dual agent的。太麻烦。看看规定是咋说的就知道
了：
"In a Multiple Offer situation where the listing licensee （agent) has also
written and offer, if the other proposals are faxed to the office , they
should be faxed to the Principal Managing Broker (PMB), NOT the listing
licensee. Accept the fact that a listing licensee is sometimes asked to
present offers of their own after they have received a copy of their offers.
In such an event , it is essential that the listing license's PMB be
present at the presentation and that the selling licensees be allowed to
present their own offers if at all possible."
