Builder的合同里讲buyer shall pay the transfer tax
但是网上看到closing costs are allocated between buyer and seller
on the tradition basis。这样的条款合理吗？

可以和builder negotiate terms看看，每个buider的terms不一样。

很多builder cover closing cost if you use their lender.不知道你这家的terms。

builder有权决定这些term, 普通的二手房买卖双方也可以决定谁来付这些费用, 并不
是一成不变的.

by default, seller pays county tax transfer and seller/buyer to share the
city tax transfer in san jose. However, you have to read carefully about
the terms in contact to see if any specification regarding the fees. If
they don't mention anything, use the docs to check with builder.

签合同时我问了sells office是不是有builder给cedit,如果我用preferred lender,
sells说没有。唉，现在条款真是霸道。
