We only have one, which covers both.
Find out what's covered in the first one. Is is the original load amount or
remaining loan amount? If original, probably you can get by without the
second (optional) one.
The reason for title insurance is that if somebody claims an interest on
your property, you do not loss anything. Anything can happen, although those
chances are remote. It would be safe not to buy title insurance in most
cases, just like health insurance.
Find out what's covered in the first one. Is is the original load amount or
