如果有好几个offer，大家都抢着要，那有可能
看到有些成交价是比listing price高的
后面的inspection啊，appraisal的时候再找机会砍砍价？
我家的房子买的时候出的full price，因为听说有人先给了offer，只比full price低一点点

how much can you get from inspection/appraisal?
the appraisal from the bank seems always higher than the selling price.
for inspection, the main purpose is to get a house without any problem. not
for extra money.

Some listing agent list the house price too low to get more attention, and
let buyer bid up the price to market value.
One of the best deal I got is about twice the list price, but still is much
less than the market price.

redfin 有list-to-sale的统计, 在加州大概50-50. depend on 卖家list得高低. 其实
这个指标没有意义. 不管卖家怎样list, 买家就盯住市场成交价 per sqft再结合具体
的情况加减一下就可以了.
