理论上,short sale是buyer和seller之前的事情,也就是说,合同其实你已经和
seller搞定了,价格什么都ok了,现在就等short sale bank的approval,问题在于,
short sale bank的很多条款可能你不会很清楚,比如对2nd lien holder的要求,对
realtor commission的要求,对seller可能会要求重新签一个personal note,或者是
有deliquencies的房产税的分配,等等。任何一个环节出了问题,就会让你的LO很担心
,因为意味锁定利率期间有可能不能close或者一些其他的问题。

Your loan office is right. You must make sure to get the final offer with
lenders short sale approvel letter before lock the rate. Unless seller/
listings is 100% sure, otherwise you should wait. I have many loans
mentioned that short sale approveal will be available at any time when we
lock the rate, but it turned out the fastest one is 3 weeks the slowest one
takes months....

mentioned that short sale approveal will be available at any time when we

you don't even have a contract. even you and seller agree on a price, bank
will 99% say no after 3 months. and you don't even know how much you will
borrow yet now.

很难预测从口头offer到书面approve还需要多久,一般lender是不会给lock rate的。
lock了rate,一旦过期,lender和客人都麻烦,在过期30天内,客人是只能拿到之前
lock和现在市场rate中间差的那个。30天之后才能重新跟市场rate走。

我们做loan的时候是必须拿到银行的approval letter。

我们就有血的教训,LIST AGENT口头说银行同意了,然后我们锁了利率,结果等两个月
才拿到正事同意的信,延期花了快1千刀,那等待的日子真是任人宰割的厉害,所以一
定要拿到书面的再行动,否则相当被动,SHORT SALE HAS TOO MUCH HASSLE YOU CAN'T
EXPECT, BELIEVE ME.
