以前用的是BOA 5% 15 year fixed
今天问一个broker查了一下,说 15 year fixed
4.125% $2800 closing cost or
4.5% No cost
做refinance是不是合算? 选哪个更合算呢?

You should do it in most cases, unless you have a very small loan or only a
few years left until pay off.
Pick no cost unless you plan to live in the house for long time and not do another refi in the future.

房子是去年买的,目前的loan才付了一年多.余额是17万3千

You can calculate both ways to see how many month does it take for you to
come ahead if paying the closing cost yourself.
Make a decision based on that and how long you plan to stay.
With no closing cost, you can take advantage to refi again if interest rate
drop again in the near future.
