fedex kinkos definitely has it. UPS store, staples, officedepot should have it also. fedex kinkos are usually bigger and more comfortable.

Good point - 羊毛出在羊身上! And if the loan is not closed, the homeowner will be forced to pay the appraisal fees, a net loss. Neither banks or homeowners gain anything in this, except who do the appraisal for a living by earn your money and sometimes, screw your refinance . Of course, the bank may think this is good for them, if so, why not homeowners ask them to pay it and take the risk of $300-400 loss if the loan is not closed for any reason. Is there a channel to bring this to the attention of

I don't think it is possible at all. Someone has to pay for the appraisal. If you want to get rid of anything, I think the extradinarily high commission of agents is the first thing to go.

actually the appraisal process prevented some bubbles from happening last year when there were 8k tax rebate. lots of houses in so cal was very hot. Price was easily raised. But bank wont' appraise for the selling price, so the transactions had to abort...

If your computer program proves to be fairly robust in some tests that involving comparison with human judgment, perhaps it can be accepted some day. Still it is not going to be easy.

Will be happy to support your effort to reduce commission rate if you want to initate! Why not ask bank to pay the appraisal if they want it? Of course, maybe it is not an issue for these who are rich that $300-400 is nothing. There are so many who is taking homeowner's hard-earn money for some stupid reasons like appraisal. If homeowners don't stand up to stop some, who will?

Banks uses computer program for HELOC. Of course, either bank or homeowner can still hire someone later if they want, again, who order it should pay it also. I agree - it would be easy, but everything has a start. So far most response seems to be happy paying $300-400, which in my opinion, for a report that is not much better than a computer program run that cost ~$0. For this reason, I am sad if most of you are homeowners. Of course, if many of you are in appraisal profession, I understand

In your professional opinion, will it be better off for banks and homeowners to start with a computer-based appraisal, then order a human-based appraisal only when one or both party want to have an second look? Actually, the questions come down to two: 1. Generally, is it a waste to spend $300-400 on appraisal every time? 2. Who should pay this $300-400 if it has to be spent? Thanks,

in theory, 两房直接retail,中间大家谁也别赚钱了,Home owner肯定能拿到最低利 率,中间少了多少人啊 美国就这样,中间人生意一直很兴旺,美国的经营模式一直就这样的,啥东西都一堆中 间人,消费者的羊毛大家一起剪。要想改变我觉得很难啊。这是美国各行各业的一个根 本经营方式
