agent gave me an estimate of closing cost including a considerate amount of
escrows required by lender such as 14 month local property tax and 9 month
school tax. Do I have to use escrow service? Can I just pay the tax when
the township sends me the bill? Thank you.

Whether you use escrow service is usually determined by your lender. If you
have to use escrow service, what you want to do are what the escrow is
designed to do and you usually don't have choice but allow them to do it.

I see. thanks for your reply. I heard some lenders don't mandate escrow
service if downpayment is above 20%.

如果在加州，Escrow Account完全是Optional的。好像版上以前有人提到有些州是必须
要有Escrow Account的。

新泽西和纽约应该大部分客人都用escrow的，waive escrow会影响rate。
不过，14个月的property tax，why? 是新房么？一年只交一次税？？？新泽西是按季
度缴税的，escrow里至少有2个月的deposit，如果lender要在close当月或是之后一两
个月里交整个季度的睡，会预收不超过3个月的税钱。还没听说要escrow一年的税呢，
除非哪个州的property tax是每年一交的。

I'm in PA shopping for the first home. So don't know how often property tax
is paid here yet. I guess twice a year.

lenders will require pre-payment on prop tax if it's within 30 days of due
date. in CA it's due 11/01 delinquent > 12/10 for 1st half, and 2/1 & 4/10
for 2nd half.
this is in addition to the escrow or impound account requirement. so do
prepare extra money on escrow closing. :p
