新房快造好了，可能能在两个月内Close啦。找了一个
当地的中国人Agent，给了一个GFE：（10％ downpay，300K 贷款）
利率4.625%，800－1300开头的Agent付，就是0 closing了吧
Priciple & interst + mortage insurance 总共～ $1720 /month
今天在Zillow.com上送了一个Mortgage的Quote给网上的broker
下午就收到一个叫 Timothy Sutherland 的Suntrust的Broker给
的GFE，利率 4.125%, 800－1300开头要付$1800，这是Closing Fee吧。
Priciple & interst + mortage insurance 总共～ $1630 /month
两个Broker给的都不包括 prepaid/reserves.
请问，有人从Suntrust这个Broker贷款过么？这个Broker在Zillow
上有26个5星的评价，看起来不错。这种网上的贷款有什么风险吗？

TIM is good. I had my mortgage with him His rate is super for super
conforming for purchase.
You can get his rate sheet if you want.

他在GFE上给的数字根实际上Closing的数据差别大么？

实际的Escrow和Title insurance Charge Loan Officer是没有办法控制的,因为这些是
Seller去选的. 不过你可以直接问问Escrow他们的Charge大概是多少.

两个Broker给的GFE上的Escrow 和Title Insurance差别好大，
不知当中的区别是什么？
比如，Local的Broker的title insurance是$625,而网上（Suntrust）
给的title insurance $860,而且还有一个Owner's title insurance
是$1480。两个差别太大了。

Tim's number make more sense. It is really up to you. You can decide where
you want to get the title insurance. My case was different as the my sale
was short sale so I have to use an specific title company.
Talk to Tim ask him if he can meet your time frame. He is honest.
The cost he charged is low.Compared to other GFE I got at that time.

如果你不买Lender's insurance，Lender不会贷款给你的。
