A house was on the market for 8 days. Org. price 850k. We like it. We plan
to make an offer. Searched RedFin, the normal sale vs listing price ratio is
96.5% in this area. We plan to make 810k offer. Our agent asked the listing
agent whether they have offers, they said they've got two( probably not
high), and they gave counter offer of 840k. Now should I increase my offer a
bit higher or just send the original 810k and wait for counter?

It really depends on how much you like the house. If you really like it,
offer them something between $840K and $850K as soon as you can.

Compared with other houses in the same area, we feel something between 820
and 830 should be a fair price. 840k is somewhat high. Now what I'm not sure
about is the existence of the other offers. Will the listing agent lie
about that? Under the law, can they lie?
